  1. Pre-Design Stage (Audit)

Site analysis: Verification of the land use designation and identification of any restrictions (protected zones, power lines, etc.).

Topographic survey and geotechnical investigations: Organisation of the surveys and investigations required to obtain technical conditions and develop the project.

  1. Obtaining the “foundation” for permits

Urban Planning Conditions and Restrictions: The company prepares the urban planning assessment and submits the application to the architectural authorities.

Technical Conditions: Calculation of the required capacities (kW, m³ of water) and negotiations with the electricity distribution operator, water utility provider, and other relevant organisations to obtain connection points.

  1. Design and Expert Review

Project development: Preparation of the full documentation package for either the “P” stage (Project Design) or the “R” stage (Working Documentation) in compliance with DBN requirements.

Expert review process: The company independently addresses expert comments and revises the project until a positive expert report is obtained.

  1. Work with the Register (DIAM)

Registration of the right to build: Submission of a notification or obtaining a construction permit through the Diia system.

Supervision appointments: Appointment of certified specialists for author’s supervision and technical supervision (this is mandatory for lawful construction).

  1. Finalisation and Commissioning

Technical passport: Arranging BTI measurements after completion of the works.

Readiness certificate: Preparation and registration of the Declaration of Readiness for Operation or obtaining the Certificate (for CC2/CC3 facilities).

Postal address: Assistance in assigning an official address to the newly constructed facility.
